• Nightly Pricing – ABODEbucks utilizes Nightpricer software to find that nightly pricing “sweet spot”, maximizing your property’s revenue every night of the year.
• ABODEbucks Direct Bookings – When guests book within the ABODEbucks website, you and they bypass regular booking channel commissions and fees.
• Coupon Codes – We can even set up special coupon codes to make sure your VIP guests get that friends and family discount.
• 24/7 Guest Management – ABODEbucks’ Guest Communication Team monitors all guest inquiries and issues every minute of the year, including holidays. Our gate-keepers follow strict guidelines, vetting guests to make sure they are a good fit for your property.
• Guest Screening – We’ve teamed with Safely to provide he industry’s most rigorous and comprehensive guest verification. Safely checks for the most destructive guests and worst criminals, and their process is compliant with the Fair Credit Reporting Act (FCRA).
• Vacation Rental Insurance – Our partnership with Safely also includes up to $10,000 of accidental coverage for items stolen or damaged by your guests, as well as $100,000 coverage for accidental property damage and bodily injury.
• Smart Locks, Thermostats, & Guest Portals – We’ve partnered with industry leader Operto to elevate the guest experience! Keyless entry with unique codes for each guest and team member, smart thermostats that keep guests comfy while saving you $$, digital guidebooks with all the local hotspots: Check, check & check!
• 24/7 Noise Monitoring – ABODEbucks has partnered with NoiseAware noise monitoring service to help keep guests quiet and neighbors happy.
• Unlimited Cleanings – Well almost, the limit is 1 per day! Guests pay the fee (based on the size of your property) when booking your property.
• Laundry – Sheets, pillowcases, towels washed after each guest; Comforters, throws washed as needed.
• Trash Removal – Trash is removed after each guest to on-premises dumpsters (weekly curbside service also available).
• Supply Inventory – We keep tabs on guest and cleaning supplies and deliver as needed.
• Deep Clean Items – A rotation of cleaning items is included that typically go overlooked. When time permits, things like baseboards, blinds, ceiling fans, wall scuffs, cabinets and drawers get extra attention.
• Cleaning Inspections – ABODEbucks performs regular, surprise inspections after cleanings, making sure your property has that “wow this place is clean” factor when your guests arrive.
• General Maintenance – Our handyman team will be there in a jiffy, and can troubleshoot, repair, and assemble on the cheap. If a specialist is needed (electrical, plumbing, HVAC, lawncare), you get access to some of the best (yet affordable) providers in St. Louis.
• Emergency Service – Should your guests need something between 8am-8pm, we can get there quickly!
• Damage Claims – ABODEbucks identifies damages and submits claims when necessary, making sure you are properly reimbursed.
• Reporting – Includes a private owner portal with calendar and reservation info, plus monthly and year-end reports to help keep tabs on success and reconcile income.
• Shipping Service – Did your guest leave something behind? We’ll take a look, and if turns up, we’ll ship it back to them.
